Why is my Home Insurance Company Requiring a 4-Point Home Inspection?

As each year passes, people celebrate a birthday and get another year older, and houses have birthdays too, so to speak. If you live in a home that was built in 1989, then that means it’s 25 years of age and that age represents a higher risk to home insurance companies.

So, if you received your annual insurance policy with a renewal notice it might also contain a request that you have a certified inspection company submit a 4-point inspection before they will renew the insurance policy.

What is a 4-Point Inspection?

If you live in the State of Florida, this inspection requires that a certified inspector must review the home’s major systems.

  • Plumbing
  • HVAC
  • Electrical
  • Roof

Since Florida experiences strong winds, insurance companies need to know that the roof on a 25-30 year old home is still stable and that they will not be responsible for paying on a roof damage claim the next time a named hurricane comes through.

An evaluation of the electrical systems will immediately let the insurance company know if there is a possibility of an electrical fire because of outdated wiring.

Poor and corroded plumbing can mean the possibility of flood damage. And, if the heating or cooling system cuts out in a Florida home, then the insurance company might have to pay a claim on Loss of Use.

The point of the 4-point is to make sure the home is still a safe property and still worth insuring at a low premium rate.
